Common Protest Topics & Helpful Reminders

Market Value Increases:

Market value represents the estimated price a property would sell for on January 1 under normal market conditions.

A comparison to a prior year value alone may not accurately indicate whether the current value is correct. Prior values may have been below market value, improvements may have been added, or market conditions may have changed.

Agricultural (1-d-1) Valuation:

Properties receiving Open Space (1-d-1) Agricultural Valuation are taxed based upon productivity value rather than market value.

Changes in market value generally do not affect the taxable value of qualifying agricultural land.

Equity Protests:

Valid equity comparisons must involve similar properties with appropriate adjustments for:

  • Size, Age, Condition, Construction quality, Location & Other relevant characteristics

Simple comparisons using value per square foot alone are generally not sufficient.

Incorrect Property Information:

If your property record contains incorrect information, please provide clear supporting documentation.

Helpful documentation may include:

  • Photographs, Surveys or sketches, Closing statements, Repair estimates, Independent appraisals, Detailed written explanations

The more detailed and organized the information provided, the more effectively staff can review your concerns.

Exemptions:

Please verify that all applicable exemptions remain in place, including:

  • Residence Homestead (HS), Over 65 (OV65), Disabled Person (DP), Disabled Veteran (DV), Agricultural Valuation, Business Personal Property Exemptions

Applications and supporting documentation must be submitted timely in accordance with state law.

Property owners are responsible for ensuring current mailing addresses and contact information are on file with the Appraisal District.
